1. Acceptance of Terms

By accessing, browsing, or making a reservation through Tag Vacation Homes via our website (tagvacationhomes.com) or other booking platforms, you (Guest) acknowledge that you have read, understood, and agree to be bound by these Terms and Conditions. If you do not agree with these terms, you must not use our services or make any bookings.

2. Booking and Reservation

2.1 Eligibility

You must be at least 18 years of age to make a reservation. You warrant that all information provided during the booking process is accurate and complete.

2.2 Reservation Process

• Reservations are confirmed only upon receipt of the required deposit or full payment, as specified during booking.
• The booking confirmation email constitutes a binding agreement between you and Tag Vacation Homes.
• We reserve the right to cancel any reservation if payment is not received as required.

2.3 Rates and Payment

• All rates are quoted in UAE Dirhams (AED) unless otherwise specified and are subject to applicable taxes and fees.
• A security deposit is required for all reservations. This deposit will be held as authorization against your payment method and will be released according to Section 4 of our privacy policy.
• We accept major credit/debit cards through our secure third-party payment gateway. Full payment may be required in advance for certain reservations or during peak periods.

3. Identification and Verification

3.1 Mandatory ID Submission

• All guests must provide valid government-issued photo identification (Emirates ID or Passport) prior to check-in.
• The identification must match the name on the reservation.
• Failure to provide acceptable identification may result in denied check-in with no refund.

3.2 Verification Purpose

Identification is collected for:

• Compliance with local regulations and tourism laws
• Verification of guest identity and age
• Fraud prevention
• Security of our properties and neighborhood

4. Security Deposit

4.1 Deposit Amount and Purpose

• A security deposit is required for all reservations. The amount will be specified during booking.
• The deposit covers potential damages, excessive cleaning, missing items, violation of house rules, or unpaid charges.

4.2 Deposit Processing

• The security deposit will be authorized on your payment method prior to check-in.
• The authorization will be released within 7-14 business days after check-out, provided no deductions are required.
• If deductions are necessary, we will provide an itemized explanation of charges before processing.

5. Guest Responsibilities and House Rules

5.1 Property Care

You agree to:

• Maintain the property in a clean and sanitary condition
• Dispose of garbage properly
• Use appliances and furnishings only for their intended purposes
• Report any damages or maintenance issues immediately

5.2 Occupancy Limits

• The maximum occupancy for each property is specified in the listing and must not be exceeded.
• Only registered guests are permitted to stay overnight.
• Unauthorized parties or events are strictly prohibited.

5.3 Noise and Conduct

• Observe quiet hours from 10:00 PM to 8:00 AM
• Respect neighbors and local community
• Comply with all local laws and regulations
• No smoking inside any property (designated outdoor areas only, where available)

5.4 Prohibited Activities

The following are strictly prohibited:

• Illegal activities of any kind
• Commercial activities or subletting
• Pets unless explicitly permitted in the listing
• Tampering with security devices
• Use of property for photography/filming without prior written consent

6. Check-in and Check-out

6.1 Check-in

• Check-in time is 3:00 PM or later unless early check-in has been confirmed in writing.
• You must present the same identification provided during booking verification.
• Late check-in procedures will be provided in your confirmation email.

6.2 Check-out

• Check-out time is 11:00 AM unless late check-out has been confirmed in writing.
• You must return all keys/access devices
• Ensure all windows and doors are locked
• Turn off all lights, appliances, and AC
• Leave the property in reasonably clean condition

7. Cancellation and Modification Policy

7.1 Guest Cancellations

• Cancellations must be made in writing to reservations@tagvacationhomes.com
• Refund amounts are determined by the cancellation policy selected during booking
• No refunds for early departures

7.2 Our Cancellation Rights

We reserve the right to cancel reservations if:

• The property becomes unavailable due to unforeseen circumstances
• You provide false or misleading information
• You fail to comply with these Terms and Conditions
• Force majeure events occur

If we cancel your reservation for reasons within our control, we will provide a full refund.

8. Liability and Insurance

8.1 Our Liability

• We are not liable for any accidents, injuries, or illnesses that occur on the property
• We are not responsible for the loss or theft of personal belongings
• We are not liable for any interruptions in utilities or services beyond our reasonable control

8.2 Guest Responsibility

• You are responsible for any damage or loss to the property caused by you or your guests
• You agree to indemnify and hold harmless Tag Vacation Homes from any claims resulting from your use of the property
• We recommend purchasing travel insurance for your stay

9. Privacy

Your personal information is handled in accordance with our Privacy Policy. By agreeing to these Terms, you acknowledge you have read and understood our Privacy Policy.

10. Force Majeure

We are not liable for failure to perform our obligations due to circumstances beyond our reasonable control, including but not limited to natural disasters, government actions, pandemics, utility failures, or severe weather events.

11. Dispute Resolution

11.1 Informal Resolution

We encourage you to contact us at info@tagvacationhomes.com or Info@tagvacationhomes.ae to resolve any concerns informally.

11.2 Governing Law

These Terms and Conditions are governed by the laws of the United Arab Emirates. Any disputes shall be subject to the exclusive jurisdiction of the courts of Dubai.

12. Modifications to Terms

We reserve the right to modify these Terms and Conditions at any time. The current version will be posted on our website. Your continued use of our services constitutes acceptance of any modifications.

13. Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions will remain in full force and effect.

14. Entire Agreement

These Terms and Conditions, together with the booking confirmation and our Privacy Policy, constitute the entire agreement between you and Tag Vacation Homes regarding your reservation.
